The master community

Rivergrass Village is bigger than any single builder

Rivergrass Village is one of the major new communities shaping eastern Collier County. Planned on both sides of Oil Well Road, east of DeSoto Boulevard, the approved village includes up to 2,500 homes, neighborhood commercial space, civic uses, lakes, open space and a Village Center.

Today, buyers have two very different residential stories to follow inside it. Rivergrass by Lennar is marketed around trails, racquet courts, pools and an event lawn. Esplanade at Rivergrass by Taylor Morrison is planned around an 18 hole championship level golf course with a resort and club lifestyle. Both sit inside the same master planned village, and understanding that structure is the key to comparing them properly.

Rivergrass is also part of the broader Town of Big Cypress framework in eastern Collier County, which connects Rivergrass with Longwater, Bellmar, protected conservation land and future services across the region. That larger vision is genuinely exciting, and it is also the part of the story that deserves the most careful reading, because timing is not guaranteed.

Which Rivergrass fits the way you actually live

The honest answer is that they suit different buyers. If your weekends look like pickleball, a lap swim and a food truck night on the event lawn, Lennar is likely the better fit. If they look like an early tee time, lunch at the club and a spa appointment, Esplanade is built for that.

Cost structures differ too. A golf and club community carries fees that a trails and courts community does not. Neither builder has published its full fee schedule for Rivergrass yet, which is precisely why it is worth comparing them with someone who reads these documents for a living.

Golf arrives at Rivergrass through Esplanade

Rivergrass Village itself is not a golf community. Golf comes to the village through Esplanade at Rivergrass, where Taylor Morrison plans an 18 hole championship level course with a pro shop, an on course snack shack and a club lifestyle built around dining, wellness and social programming.

For a golfer, that makes Rivergrass unusually flexible. You can buy into the golf and club experience at Esplanade, or live elsewhere in the village and enjoy a quieter trails and courts lifestyle a short drive from the course. The right choice depends on how often you actually play and how you feel about club commitments.

Before you budget for golf: membership structure, initiation or capital contribution, annual dues and any dining minimums have not been published for Esplanade at Rivergrass. Nothing on this page should be read as a golf cost estimate. Ask for the current fee sheet in writing.

The Rivergrass Village master plan

Approved today, delivered over time

Rivergrass Village is an approved Stewardship Receiving Area in eastern Collier County under the Rural Lands Stewardship Area framework. The approved plan spans roughly 998 acres on both sides of Oil Well Road, east of DeSoto Boulevard.

Inside that boundary the plan sets out residential neighborhoods, lakes, amenity areas, a golf and club area and a Village Center of roughly 20.9 acres. The 2025 county summary lists 100,000 square feet of commercial development and 25,000 square feet of civic and governmental space.

Those elements are approved, not open. Timing and the eventual mix of shops, services and civic uses have not been announced. The wider Town of Big Cypress framework connects Rivergrass with Longwater, Bellmar, parks, trails and thousands of acres of protected conservation land, and it describes a longer term live, work and play vision for eastern Collier County. It is a genuinely ambitious plan, and it will unfold over years rather than months.

Current official Town of Big Cypress material identifies Lennar and Taylor Morrison as the residential builders taking shape in Rivergrass Village. Lennar markets Rivergrass, and Taylor Morrison markets Esplanade at Rivergrass. What amenities are planned at Rivergrass?

Amenities vary by neighborhood. Lennar markets a Racquets Pavilion, tennis, pickleball, a resort style pool, a splash park, a lap pool, lounge areas and an event lawn with a stage. The approved village plan also includes a Village Center with commercial and civic space. None of these amenities are open today, and delivery is expected in phases.

Are there HOA, club or special district fees at Rivergrass?

A Rivergrass Master Property Owners Association exists as an active Florida not for profit corporation, and the wider area sits within the Big Cypress Stewardship District, an independent special district created by a Florida special act. The district can levy assessments and issue bonds to fund public infrastructure and services.

Home level association dues, club fees and district assessment amounts have not been published for Rivergrass. Please ask for the builder disclosure and the assessment information specific to the homesite, and ask for association dues and district assessments separately. This website deliberately publishes no fee figures, because the honest answer today is that they are not public.

What schools serve Rivergrass?

Corkscrew Elementary School and Corkscrew Middle School are nearby Collier County public schools on Oil Well Road. Rivergrass is new and eastern Collier County is growing quickly, so attendance boundaries can change. Always verify the assigned school for a specific address with Collier County Public Schools before you buy. Nearby is geography. Assigned is a separate question.

Are Rivergrass resale homes available?

Not yet in any meaningful volume. Rivergrass is still in its early new construction phase, so a mature resale market has not developed. Third party portals may show nearby 34120 listings under broad Rivergrass or Esplanade search labels, and those are not necessarily Rivergrass homes.

As completed homes begin to close, genuine resale opportunities will appear, and Magaly can compare a resale against a new builder release on price, upgrades, homesite, fees and timing.

Can I use my own real estate agent to buy new construction at Rivergrass?

Builder representation and registration procedures vary by builder and can change, and the onsite sales team represents the builder.
